    1st

    Community Asset

For the first time, locals own an income-producing asset in their community.
  • THE INVESTMENT

A Place for Food-Makers to Thrive

By speaking to our community, we knew that investing in real-estate was not enough. Locals wanted to be owners of the income generating assets in their neighborhood.

    2023

We started our fund with the mission of creating assets the neighborhood could be proud of.

    2024

Through a community round, we made it so everyday people could invest for as little as $100.

    2025

We turned an under-utilized commissary into an innovative shared kitchen for food-makers.

    2026

OX St. Kitchen is now home to over a dozen caterers, bakers, and packaged food-makers.
  • How Magnolia Fund Works

A real estate fund that drives both returns and community impact.

  • THE FUND

    Not Just Fundraising, Friend-Raising

Our resources were limited but we had something only locals truly understand; Trust. It is the only currency that matters. So we asked friends to invest, earned the trust of others, and lowered the barriers for neighbors to become investors.

    $260K

    Local Investors

What started as two friends with a dream, quickly became several dozen. We asked close friends to write large checks so the rest of the neighborhood could write smaller checks.

    $85K

    Crowdfunding

Utilizing the crowdfundng platform Wefunder, we launched our community round. For the first time, a real estate fund was within reach of East End locals.

    $320K

    Seller Financing

Having no connection to the property seller, we earned their trust through transparency and a clear plan. We entered into a seller financing agremeent to aquire our first asset.
